Down payment help in Sacramento and Placer: which 2026 programs can you actually use?
Start a down payment assistance search by checking whether the program is accepting applications, serves your property’s location, and fits your household.As of September 11, 2026, CalHFA’s MyHome is an option to discuss with an approved lender. California Dream For All’s 2026 registration window has closed, and Placer County’s local first-time buyer program says it is not accepting new applications.
Those are different starting points. Do not build an offer around a program name or an old headline until a qualified lender or administrator confirms what you can actually use.
Three programs, three different next steps

MyHome is assistance you repay
CalHFA’s MyHome programprovides a deferred-payment junior loan for eligible first-time buyers. The program describes assistance of up to 3.5% for an FHA first mortgage or 3% for a conventional first mortgage, calculated from the lower of the purchase price or appraised value.
Income, occupancy, education, and loan requirements apply. Ask an approved lender to explain repayment triggers, the combined monthly obligation, and any restrictions that matter if you later sell or refinance. An assistance loan is not the same as a gift.
Dream For All requires a current status check
Theofficial Dream For All pagesays its 2026 registration period ended March 16. A prior announcement or social media post does not establish that new applications are open today.
Dream For All uses a shared-appreciation structure. That means the repayment calculation can include a share of the home’s increase in value. If you are already in the process, have the lender explain the applicable terms using your program documents. If you are not, ask about other currently available options while you monitor official updates.

Placer County’s local program has a specific boundary
The county’sfirst-time homebuyer assistance pageserves unincorporated Placer County and reports that new applications have been closed since June 6, 2025. An interest form is available. Updated income limits do not, by themselves, mean applications have reopened.
A Roseville, Rocklin, or Sacramento address needs its own geographic check. Statewide programs and local programs are not interchangeable. Build the cash-to-close picture before shopping
Ask the lender for four clearly separated numbers: your own available funds, any confirmed assistance, estimated closing costs, and the reserves you will keep after closing. Then compare the complete monthly payment and repayment obligations.
The CFPB’sLoan Estimate guideshows where to find estimated cash to close. That number can include more than the down payment. Keep an emergency cushion in the discussion instead of assuming every available dollar should go into the transaction.
Questions buyers ask
Is assistance always a grant?
No. Understand whether the program is a repayable loan, when repayment occurs, and whether appreciation affects the amount owed.
Can programs be combined?
Sometimes a particular loan package allows assistance, but do not assume two programs can be stacked. Have the lender confirm compatibility in writing.
Does an interest list reserve funding?
Do not treat an interest form as an approval or funding commitment. Ask the administrator what it does and does not establish.
